JD Tires is an automotive user in search of space in the East Valley & Phoenix. The company retails and services new/used tires, rims, brakes, and suspension kits, and sells other ancillary products related to their core model. They provide reliable service at very affordable pricing, and are seeking a new facility to expand their operation.

For their new location, having access to over 3,500 square feet is crucial. Preferably, their new location would be close to their current operation, which they would convert into additional inventory storage. The tenant does not intend to store cars or parts outside of the unit, and to better facilitate that, would prefer to have multiple roll-up doors for easy traffic flow.

Clear height and power are not major concerns for the tenant. They utilize a relatively-low amount of power for an auto use (their focus on wheels, tires, etc. reduces electricity requirements), and they are able to operate with a range of clearance.
